Property and Development Updates


We started 2018 by investing in the purchase of Maritime House with the help of the Local Enterprise Partnership, Coast 2 Capital. Our investment in Maritime House secured approximately 200 jobs in this serviced office block, located in the East Arm that would have otherwise been converted into flats. We have since completed a number of improvements including installing a new fire alarm system and much-needed modernisation of the building for the benefit of all occupants. We are also delighted to announce that an agreement has been reached to start utilising the disused Britannia Wharf. This Port terminal will soon receive investment and reopen as an active terminal – watch this space for updates on this in the coming months.

Lady Bee Enterprise Centre (LBEC)

LBEC, a new commercial estate located off Albion Street in Southwick, is part of our longer term plan for the refurbishment of the wider Lady Bee Marina area. This new tenant space will help expand our already thriving tenant community, with a design that was carefully selected to maximise employment space creation, whilst fitting in with the surroundings and existing activities of the marina.

Due for completion in spring, the construction of LBEC was awarded to Southwick based Pilbeam Construction who started the task of creating this modern, eco-friendly development back in August.  As we approach nearly six months into its construction, we are delighted to report foundations have been laid and steel frames erected for all three blocks, set to extend to a maximum of 18,000 square feet when finished.

ECE Architecture has designed LBEC to feature a clean profile and contemporary materials, in keeping with the port setting. We are also very pleased that Lady Bee will increase current renewable energy generation in keeping with our EcoPort status. This will be achieved by collaboration with Brighton Energy Co-operative to install solar panels and electric car charging points as part of the new estate.

Hove Enterprise Centre (HECE)

Previously used as parking land, this new commercial/office development will be found next to Maritime House located in the East Arm of the Port. HECE will see a terrace of four new commercial units on the Port with cycle storage and on-site recycling storage facilities. This two storey development will allow the building to sit comfortably within both its immediate context and the wider community. The four units are of a similar size, each with a mezzanine level and double-height entrances.

As with many of our commercial properties, this new site offers excellent accessibility, being located within walking distance of transport links including Portslade Railway Station.

Materials will be specified where possible to minimise their travel distance to site, and selected from recognised sustainable sources with the appropriate certification. Solar panels will be used on the roof and water consumption in all units is to be reduced through the use of practical and hygienic water saving measures such as flow restrictors, water efficient white goods and dual flush toilets.

The Visitor Centre

DSC00966The Visitor Centre is a newly renovated, fully serviced and self-contained space comprising of an open-plan event area with seating for approximately 30 delegates, as well as a break-off meeting room. The bright, airy modern space is located on the ground floor of the our head office, Nautilus House, reached via a private entrance which is fully wheelchair accessible and offers full amenities. By opening up the Visitor Centre to stakeholders and the local community, we aim to support local businesses who are struggling to find affordable meeting space.
